One of the most common questions we receive is what type of losses does flood insurance protect against in my home?
To understand this, let's start  an understanding of what flood insurance is.  Unlike common home insurance flood insurance is a special type of insurance designed to protect  against the devastating cost associated with water damage to their home. One of the biggest misconceptions  is that  flood insurance will cover everything in my home which could not be further from the truth. Your insurance company is very specific and will breakdown exactly what is covered and what is not . It is important to know that damage to the structure of a home is not treated exactly the same as damage to your personal belongings or basement . Let's dig a little deeper and find out what most common flood owners insurance will cover.

Residential Buildings
Many of the items that are considered common for an insurance company to cover are radiators , furnace, dishwashers, garage, water heaters, stoves, ovens and refrigerators, all plumbing fixtures to name a few. The coverage also includes roof repairs, interior and exterior walls, ceilings, flooring and tiling, cabinets and fixtures , vents, light fixtures, ceiling fans and electrical outlets. In most cases these items are covered do to damage directly caused by water, mudslides and mold. Most common causes of water damage are due to heavy rain, lake, river or coastal flooding in tropical storms and hurricanes.

Basements
One of the biggest misunderstandings about flood insurance is that it covers all of my personal items such as TV , furniture and electronics should I have a basement that is remodeled. What most people don't understand is that insurance covers basement items that would normally be stored. This coverage is for structural elements including unfinished walls, heating pumps, light fixtures, circuit breaker boxes, fuel tanks, central air units and electrical junctions how long with the cost of cleanup. Most of the time your insurance company will not cover flooring and finished walls.

Personal Belongings
When it comes to your personal items there are a lot that your flood insurance will cover such as washing machines, rugs, electronics, clothing dryer , photos and paintings, microwave ovens, all clothing, bedding, furniture, books, drapes,  air conditioning units, and many others that may have been damage do to excessive flooding.

Nonresidential Buildings
Flood insurance coverage is very similar for nonresidential buildings as it is for residential properties. The major difference between the two is that coverage for finished interiors mirrors the same coverage provided for interior of a basement meaning that structural coverage is only for unfinished drywall ceilings and nonflammable insulation. This coverage does not extend to other items such as painted ceilings and walls however it does cover important items such as central air conditioning units, circuit breaker boxes and electrical junctions, light fixtures, permanent cabinets, and of course the cost of cleanup, raw materials, all unfinished and finished goods to repair the facility.

We hope this article is useful , one of the most important things to do is to know your insurance policy prior to assuming everything is covered . If you do not have a copy of your policy your insurance company can email want to you free of charge.
